Westchase Real Estate

Prices, Villages and New Listings

Twenty-eight villages, one zip code, and prices that run from townhomes to gated golf homes.

The short answer

What a home in Westchase costs right now

The median Westchase home sold for about $529,000 in the three months to June 2026, down roughly 10% from a year earlier. Homes are still selling in about a month at around 98% of the asking price, but more than a third of listings have had a price cut. The right house at the right price still goes quickly. The overpriced one sits.

Buying in Westchase

Pick the village first. The house comes after.

Westchase is not one neighborhood. It is 28 villages with their own gates, fees, school lines and price points, and two homes a mile apart can live very differently. Tell me how you want to live and I’ll send you new listings in the villages that fit, often the day they go live. I’d rather show you ten more houses than watch you settle.

What I check before you fall in love

  • The master HOA and any village HOA on top
  • The school assignment for that exact address
  • The flood zone, since about half of Westchase carries real flood risk
  • Whether it backs onto the course, a pond or a road
  • Roof age and a real insurance quote

Selling in Westchase

Call me before you do anything

In Westchase you are usually competing with your neighbors: similar floor plans from the same builders, sometimes in the same village at the same time. The home that wins is priced against what actually sold, not what is listed, and launched to earn a real first two weeks. I’ll walk it with you and tell you what’s worth fixing and what isn’t before you spend a dollar.

Questions

What people ask me about Westchase

Is Westchase a good place to live?

Niche named Westchase the best suburb in Florida for 2025. For most of my buyers the draw is the schools, West Park Village, and a 15 to 20 minute drive to Tampa International on the Veterans Expressway.

What does a home in Westchase cost?

The median sale was about $529,000 in the three months to June 2026. Townhomes start around $350,000, most single-family homes sell between about $450,000 and $900,000, and gated golf homes in The Greens sit at the top of that range.

Do I have to play golf to live in Westchase?

No. Westchase Golf Club runs through the community, but you do not need a membership to buy a home here.

What are the HOA fees in Westchase?

Every home pays the Westchase Community Association. Many villages, especially the gated ones, add their own association on top. I pull the exact fees and what they cover for any home before you make an offer.

Which schools serve Westchase?

Most addresses are zoned for Westchase Elementary, Davidsen Middle and Sickles High, but some villages feed different schools. I confirm the assignment for the exact address before an offer goes in.

How fast do Westchase homes sell?

Recently in about a month, at roughly 98% of the asking price. More than a third of listings have needed a price cut, though, and those are the ones that missed their first two weeks.
